When selling your home there are 2 main areas you need to consider.

1. Instructing an Agent
During the course of the sale, you will be working closely with your estate agents Leicester. It is therefore important that you choice a company that you are comfortable talking to and that you trust will act in your best interest. It is not necessarily wise to go for the one with the highest valuation – some agents purposely over-value to win the custom (ask the agent to provide evidence of similar sales made if you feel it is high). Similarly, think before instructing the one with the cheapest fee. You tend to receive services you pay for.
Setting the initial asking price is essential, priced too high your property may stick on the market, but priced too low you are losing money. It is important to remember that valuing is not an exact science – there are many factors and variables to take into consideration. Take advantage of the internet and sites such as RightMove.co.uk and other local housing reports to give yourself a head-start on establishing a realistic price for your property. Take this report and use it with your agent and their comparable evidence to agree a realistic and achievable price for your property.

2. Depersonalise your property
Pack up those personal photographs and family heirlooms. Buyers can’t see past personal artefacts, and you don’t want them to be distracted. You want buyers to imagine their own photos on the walls, and they can’t do that if yours are there! You don’t want to make any buyer ask, “I wonder what kind of people live in this home?” You want buyers to say, “I can see myself living here.”
3. De-Clutter!
People collect an amazing quantity of junk. Consider this: if you haven’t used it in over a year, you probably don’t need it. Think of this process as a head-start on the packing you will eventually need to do anyway.
4. Rearrange Bedroom Cupboards and Kitchen Cabinets.
Buyers love to snoop and will open closet and cabinet doors. Think of the message it sends if items fall out! Now imagine what a buyer believes about you if they see everything organized. It says you probably take good care of the rest of the house as well
5. Make any Minor Repairs.
• Replace cracked floor or counter tiles.
• Patch holes in walls.
• Fix doors that don’t close properly and kitchen drawers that jam.
• Consider painting your walls neutral colours, especially if you have grown accustomed to purple or pink walls.
(Don’t give buyers any reason to remember your home as “the house with the orange bathroom.”)
• Replace burned-out light bulbs.
6. Make the House Sparkle!
• Wash windows inside and out.
• Clean out cobwebs.
• Polish chrome faucets and mirrors.
• Clean out the refrigerator.
• Dust furniture, ceiling fan blades and light fixtures.
• Bleach dingy grout.
• Clean and air out any musty smelling areas. Odours are a no-no.
7. Check Curb Appeal.
If a buyer won’t get out of their car because they don’t like the exterior of your home, you’ll never get them inside. Remember, the first impression is the one that lasts the longest.
